The Town Assessor has received preliminary certification of fair/assessed values of property as of January 1, 2025. The updated values are currently posted within the Assessor’s Property Tax database. The disclosure period is from now to November 7. I believe after November 7th, that file will be removed and not reposted until mid to late December. During this period you can contact the Assessor’s office to provide any revisions/corrections to parcel data. You can also call the Assessor’s Office if you have any questions. I don’t believe this is a period where valuations can be challenged. After the disclosure period, the values will be resubmitted to the State for final certification. These values will be used in setting new property tax rates and revised individual billings for the 3rd and 4th quarter. The Town indicates the average valuation increase over the prior year was 3%. In reviewing the revised valuations for homes on Knole Ln, Croft Path, and nearby homes on Old Bass River there appears to be differing rates of increase based on home type. I looked at additional properties on Old Hills Rd and Scargo Hill Rd. Cape style increases were 3%, ranch style 4- 4.5% and colonial 9.5 to 11%. I assume the home sales data supports these differing rates. I wonder also whether sales data in previous years were light on colonials.
As you know I’ve shared that the Select Board will also be considering the residential exemption at the Tax Allocation hearing on November 18th. All are able to provide public comment at this hearing. Comments at the September 9th SB meeting reflected non-domiciled residents being opposed and domiciled residents split somewhat with a group in support of RE and another group (even though they would benefit) indicating opposition/not in the best interest of the community. There has been a wave of interest around RE in other Towns with Chatham recently adopting. At the special Town Meeting on October 21st, the input from domiciled residents followed the split that was evident on September 9th.
